Once First Door purchases the home, you sign a lease and move in. The lease period of up to 36 months gives you plenty of time to qualify for a traditional mortgage.
When you sign the lease, you also sign an option contract and pay a fee. This contract gives you the option to purchase the house when you qualify for a traditional mortgage at an agreed upon price. You have the option to purchase the house, and you have the option to walk away.
If you exercise the option to purchase the house, you get a credit that is often as large as 3% of the purchase price. That will go a long way towards the down payment.
